Last Minute Buyer Purchases Property, Saving Owner from Large Money Loss

When you’re in the real estate business, often, time is of the essence.  If you think and deliberate too long, you may lose out on fabulous opportunities.  So when I spotted the property for sale in a prime residential location, perfectly situated for an apartment building, I grabbed it.  I signed a contract, confident that I would be able to get one of my steady investors to join with me on the deal.

            Until, I started doing some research and found out that this property was only slated for commercial use.  Renting it out for residential purposes was not allowed.  And wisely, but unfortunately for me, all of my investors were uninterested in joining in the venture.  I tried to change the zoning of the property, but was unsuccessful.

I was stuck with a property, with no future. I didn’t have the money needed to invest on my own and it was only a few weeks until closing.  And who would want to use a commercial building in a residential neighborhood?  Flipping through the newspaper, looking for some brainstorm of a way out, I noticed a story about a similar situation, with a happy ending.  How?
